VACATION/HOLIDAY RENTAL
Rental Rate Thai Baht Nightly
Nightly rate 12000 per night throughout the year, Except December 1st to December 14th 15000 per night, December 15th to January 15th 16,000 per night. Discount 5 percent for bookings of one calendar month or more.
Rental Rate Thai Baht per one calendar month only
Monthly rate 260,000 per calendar month throughout the year, except December and January when rate is 300,000 per calendar month. For this type of booking there is no free electric allowance.
Number of guests
The advertised price is for maximum 10 guests. Additional guests agreed when booking is charged at 1,500 per extra guest, per night. Only booked guests at time of booking can stay at the villa.
Rate includes
Rental of 5 main bedrooms, excluding the maid's house. It it includes a free electric allowance of 50 units KW/h per day ( any excess deducted from your deposit at 9 Baht per unit ). Free fiber broadband at 1000Kb/s. Two futher repeaters are located in the villa for full wi-fi coverage. Netlix, worldwide streaming plus Satellite TV for Premier Football games. You are welcome to use any of the music CDs or DVD movies too. Water for shower, washing-up etc is included. Drinking water for the dispensing machine will be supplied by us. Use of the BBQ and swimming pool/jacuzzi. Use of the washing machine, dryer, fridge/freezer but not the chest freezer, ceramic hob, sandwich maker, microwave oven, electric oven, kettle, toaster, cutlery and crockory. It does not include the chest freezer or dishwasher.
Rules
Only booked and checked-in guests allowed at the villa. No pets. No smoking inside the building. No parties. No all male groups. Families only. No drugs. No "bar ladies" or guests. No loud noise or loud music. No using the villa as a business or sub-letting. A 15,000 Baht cash deposit is required at checking-in and will be rfunded when you check-out less any excess electric usage or damage/loss. Guests will be liable should any of the above exceed the deposit of 15,00 Thai Baht. No "dive bombing" in the pool which can damage the skimmer flap or interfering with the swiming poolor jacuzzi pump as excessive use for long periods may burn out the motor. Please take a shower before and after swimming as sunscreen oil can affect the chemical balance of the water and chlorine on your body can discolor the leather furniture. No interfering with electric wiring or configurations of the TV, computer, Android box etc. No tissues or sanitary items may be flushed down the toilets (use the bins). Guests are responsible for keeping the house locked up properly to protect their own possessions and the owner's. The holiday will be terminated without refund should the rules be broken, especially regarding to non-smoking, unauthorised guests, damage or loud noise/parties. Passports will need to be presented at check-in . ALLson who booked arrives f the money and ALL the deposit must be paid before entry to villa even if you arrive in separate groups. It is your responsibility to make sure the person that booked arrives first with all the money. We can only deal with the person that booked. All guests must be checked in before entering the villa. Any extra guests that were not booked at the villa may result in termination of the holiday without refund. Any cancellation or earlier check-out cannot be refunded. The money must be paid for the whole duration of the booking made and cannot be paid in installments. Guests must lock doors and gates when not at the property and the gate closed once you are in the property.
Refundable deposit
A 25,000 Thai Baht deposit is payable upon check-in. This will be refunded in cash when you check-out minus excess use of electric, loss/damage.
Payment
Payment should be by bank transfer into our Thai bank. We have no credit card facility. If you need to use Paypal you will incur an additional processing fee of 10 percent which covers Paypal Business account charges, loss on rate of exchange plus transfer from UK bank to Thai bank.
