Rental Rate Thai Baht

Monthly rate 200,000 per calendar month throughout the year with minimum rental contract of one year

Number of guests

The advertised price is for maximum 10 guests. Families only. Children welcome.

Rate includes

Rental of 5 main bedrooms, 4 bathrooms, excluding the maid's house. Fiber broadband at 1000 Mb/s. Two futher repeaters are located in the villa for full wi-fi coverage. Netlix, worldwide streaming plus Satellite TV for Premier Football games at your cost if you need it. Use of the BBQ and swimming pool/jacuzzi. Use of the washing machine, dryer, fridge/freezer and the chest freezer, ceramic hob. It does not currently include the dishwasher.

What the tenant is responsible for

>Maintenance of the garden, swimming pool, fish pond, aquarium, cleaning

>Costs of monthly electric bill, Water bill, supplying your drinking water, Internet, satellite tv, light bulbs

>Loss or damage of the property and items in the villa which would be deducted from your security deposit

>Repair costs other than "wear and tear" plus any maintenance or replacement of items that are included in this agreement

Rules

No pets * No smoking inside the building * No parties * Families only * No drugs * No overnight guests without landlord's permission * No loud noise or loud music * No using the villa as a business or sub-letting * You are resposible for insuring your own possessions and personal liability * The holiday will be terminated without refund should the rules be broken or any abuse of the rules especially regarding to non-smoking * No moving the landlord's furniture, fittings, equipment * No installing additional services, fixings, fixtures, equipment at the property such as internet, satellites etc. * No nails in the wall or drillimg * No alterations to any part of the building * No painting the walls * Loft access is forbidden as ceilings will break under heavy weight * The villa is rented as furnished so you are not allowed to bring your own furniture or replace existing furniture * Taking out contracts using the lanlord's address is forbidden *

Damage deposit

Two month's rent eqivalent for loss/damage deposit, currently equal to 400,000 Thai Baht

Rent

The rent is due by the 1st of every month by bank transfer so that it is received on the 1st.

Additional Bills

Additional costs incurred, if any and will be given to the tenant for payment on presentation

Landlord access

The landlord reseves the right to enter the property for routine inspection, collection of mail/parcels, repairs, maintenance or to access the possessions stored in room #6 (maid's house) by giving 24 hours notice.

Termination

The landlord and the tenant must give each other two month's notice to quit under usual circumstances. In that situation the landlord will refund the deposit less any loss/damge/outstanding bills. However, in the event that the tenant terminates the contract before it's length then the tenant forfeits all of the deposit. In the event that the tenant has breached any of the rules the contract will be terminated and the deposit forfeited
